The building’s primary function is uniting 1000 employees within two floor plates totaling 300,000 square feet. These two ‘superfloors’ are elevated fifty feet above grade, above a five-level, 375,000 square foot parking garage, a through-street, three levels of amenity and conference space, and an outdoor gathering space.

The primary structural system is 8-inch-thick, two-way post-tensioned slabs, on 30’ by 30’ bays. The dominant structural challenge of the building is the level 4 ‘superfloor’. In the north area of the building, to thin the forest of columns that would have otherwise been required, every other column from the 30’ by 30’ office level is eliminated.  Each of these columns then needed to be transferred by a two-way grid of 3’-0” wide by 5’-0” deep post-tensioned transfer girders. These transfer girders redistribute the column loads to 32” by 96” ‘blade’ columns that are over 50’-0” tall and spaced on a 60’ by 60’ grid.  Reducing the number of columns at this area created a spacious and airy outdoor gathering space beneath the north end of the office building.
